The Best Agent
Select your agent based on their credentials, and then decide on a price. Never select an agent because of the price they recommend. The oldest trick in real estate is to tell the seller what they want to hear and compliment the home just to get the listing. They then ask for a price reduction 30 days later.

Pricing
Insist on a written, well researched comparative market analysis (CMA) to enable you to determine a realistic amount your home will bring in today's market and price it accordingly. You simply need to see what similar homes are selling for in the area. The price you receive will always be dependant on the negotiating skills of the real estate agent.

First Impressions
When a potential buyer views a home, a bright well presented home invites interest. Take a look at your property through the purchaser's eyes. You can do this by standing outside your home and noticing things that the buyer would look at.

Uncluttered
A neat and tidy home says 'welcome'. If the buyer is going to buy your home, they must first be able to imagine themselves living in it. Appearance is important. Even though location, accommodation and the floor plan are the basic ingredients, a neat exterior can put the icing on the cake. Whenever possible the lawns should be trimmed, the garden weeded, put the children's toys away from the entrances. Move cars away from the driveway as kerbs lined with cars can detract from the house's appearance.

Light and Bright
Open the curtains and let your house have that airy feeling. On dull days you may need to turn on the lights before the buyers arrive.

Temperature
On hot summer days try to keep the house as cool as possible. On a cold winter day turn the heater on or light a fire. This will give the buyer a feeling of wanting to stay, rather than venturing back outside again.

Don't Create a Crowd Scene
Don't be in the house during inspections. It prevents the buyers from having a good look around and it can also make the house seem smaller. If they are going to buy they need to get involved in the home. If you need to be at home do not follow the agent around as it can make the buyers feel that they are intruders. Also keep pets out of the way.

Don't be Seen
Be polite but don't force conversation with the potential purchaser, they are there to inspect your property. Let the agent handle the questions. The agent will approach you if assistance is required.

Negotiations
Don't discuss details of any transactions, such as price or terms, with the purchasers. To maximise the possibility of a sale do not allow the prospective purchaser to inspect the house without the agent being present, that can be fatal! Remember, professional sales associates are more qualified at showing and selling property.
